VAT was identified as applicable at a very late stage in this transaction, after the exchange of contracts. The trader was already fully stretched in terms of funds whilst the mortgage lender was unable to go higher on the LTV. No further charges to the property title were required, allowing the transaction to go through successfully and saving the client from losing their deposit.
